Corona Projects has recently secured an approval for a client in the Land and Environment Court for a five storey 43-room boarding house in Surry Hills.
The development comprises 42 self-contained rooms, manager’s room, ground floor commercial premises, basement car parking, communal open space and two common rooms, delivering a high degree of residential amenity. The boarding house development is located in a heritage conservation area and skillfully incorporates the adaptive reuse of existing terrace houses.
Thanks to the hard work of our team, comprising Archispectrum, aSquare Planning, John Oultram Heritage & Design and TEF traffic consultants, we were able to negotiate a number of Council contentions and resident objections relating to bulk, overshadowing, privacy, heritage and parking.
The Court made a ruling on two points of disagreement among the experts, in relation to materials and finishes, and provision of on-site car parking. City of Sydney Council has a strong position on the promotion of sustainable transport and it is noted that the site has exceptionally good accessibility of public transport. The Court aligned with Council’s position in relation to parking, requiring the deletion of car stackers and reduction of car spaces from 9 parking spaces to 6 parking spaces. The Court ruled in our favour on the use of face brick for the building fabric, as most likely to be compatible with the character of the area.
Development consent was granted to the development application in January 2019. This is an excellent outcome that enables the ongoing delivery of affordable rental accommodation in the Inner City.
