What is a Complying Development Certificate (CDC)?

A Complying Development Certificate (CDC) is a combined planning and construction approval process.

It is designed to fast-track straightforward development applications. As a result, the process is faster than applying for a DA.

A Complying Development Certificate (CDC) can be issued by a Private Certifier rather than your local council who assesses the application against a state government code rather than your local council code.

What are the benefits of a CDC?

Speed. Complying Development is a faster approval process while ensuring stringent planning and environmental requirements are met through a set of prescribed approval conditions.

Government legislation states that your Private Certifier must issue the CDC within 10 days of lodgement, assuming you have all the correct documentation has been lodged with the application.

When can I apply for a CDC instead of a DA?

Some types of work that qualify as a complying development and could get a CDC are:

  • change of use
  • construction of a new dwelling
  • alterations and additions to an existing dwelling
  • construction of a secondary dwelling( granny flat)
  • demolition of a building
  • small retail and commercial development
  • internal alterations (fit-outs) of commercial buildings
  • fit-out of a food shop
  • street awnings and business signs
