Land Subdivision involves dividing a property into smaller lots that can be sold separately and includes a number of complex operations to complete.
When a developer or land owner creates a new allotment, they increase the value of their land holding by utilising the development potential of their property. They can create a new allotment by undertaking a land division and then can either sell the allotment without having to build or can choose to build a new residence/s and sell that.
When a land sub division occurs, each of these smaller allotments are issued with a lot and Deposited Plan (DP) number which is unique to each allotment and is how land is described and identified. These numbers are shown on the Certificate of Title for the land. There are however a number of complex and often lengthly steps that need to be completed before this happens.
The subdivision of land can be a lengthy, complicated and expensive process and should only be undertaken by an experienced property developer.
